Luis G. Ortiz RA, is a Florida licensed architect, LEED AP and the head of LGO Architecture, located in Miami, Florida. From this central location we serve all of the United States, the Caribbean and South America. Mr. Ortiz was raised and studied in Germany, Colombia and the United States and is thereby fluent in German, Spanish and English. He is a graduate of the University of Miami and New York University, and has been practicing since 1985 in New York City and Miami. His exposure has been both multi-cultural and multi-lingual in addition to professionally diverse, valuable trades brought to the table in this global environment.
The firm has strategic professional alliances with allied firms in areas such as hotel interior and exterior renovation, interior design for commercial and hospitality projects, flag acquisition and development. We also specialize in corporate commercial offices, space planning, corporate tenant build out and moves.

Land Use and Zoning Review
Research and analyze any site selected for new or re-development, building renovation, change in use or occupancy etc., and how such proposed work will be impacted by local land use and zoning requirements.

ARCHITECTURAL SERVICES
LGO Architecture is a fully licensed architectural firm able to provide the full range of architectural and project management services as outlined below. Project delivery can be done in either the design-built or in the traditional design-bid-build delivery method.
1.Design-Built
Working concurrently with a construction firm, the design and “constructability of the project” is done in one step cutting down time and cost. This project delivery method is generally fast track ideal for schedule driven projects. We have allied construction firms to bring to the project or will work with our client’s selected construction firm.
2.Design-Bid-Built
Traditional project delivery method whereby the project is designed, construction/bid drawings prepared and built thereafter.
Schematic Design
This is the second stage of a project (first see pre-design services) where the building program is turned into an initial design concept.
Design Development
The building or interior design is further developed showing greater level of information. Construction materials and finishes are selected. A preliminary cost estimate is prepared.
Permit / Bid Documents
Full architectural permit drawings are drawn to obtain a building permit from the building department where the project is located. Furthermore, full bid/construction documents and specifications are prepared and issued for bidding and construction.
Bidding Services and Contractor Selection
Evaluation of the contractor’s credentials and bids submitted by the bidding contractor(s) leading to the awarding of the construction contract are key steps for the success of the project.
Construction Administration Services
The administration of the construction process is key for the smooth delivery of the project. Working alongside a construction manager, the architect ensures proper adherence to the architectural plans and construction progress in a timely manner.
INTERIOR DESIGN AND SPACE PLANING SERVICES
